The standard mid-cities house: a brick ranch on a slab, somewhere between thirty and sixty years old.
Slab Foundation RepairEuless sits right against the airport, and most of its housing went up between the 1960s and the 1990s on slabs. An independent provider can survey the floor, look at how the lot drains and explain what the readings actually mean.

Slab Foundation Repair
Stepped and split-level slabs are common here, and each level can settle at a different rate.

Commercial FoundationsNote the build decade and whether the house is on one level slab or a stepped one. Euless has a good number of split-level and stepped-slab houses built into gentle slopes, and on those the two halves of the slab can move independently. The crack usually shows up at the step, and someone who has not measured both levels will misread it.
The other useful detail is the drainage. Lots here often fall toward a rear swale shared with a neighbor, and when that swale silts up or gets blocked by a new fence or shed, water starts sitting along the back of the house instead. Mention anything that has changed in the yard in the last few years: a patio, a pool, a new fence, a tree taken out. All of those move water around.
Both levels get surveyed, because the difference between them is often the whole story.
A blocked swale between two houses can keep one wall wet all winter. It is worth checking before ordering structural work.
Slabs of this age have been through a lot of wet and dry seasons, so movement is usually slow and cumulative rather than sudden.
The common question on a house this age is whether the movement is active or historic. Cracks that were patched by a previous owner and have stayed shut are much less worrying than ones reopening each summer. A survey gives you today's numbers; keeping the report means next year's survey tells you whether anything is changing.
Where piers are recommended, read our concrete versus steel pier comparison before you choose, and see pier installation for how depth gets decided on the day.
Next door, Bedford has a very similar housing stock and the same soils. See the full service area list or call about an inspection.
It depends on the number of piers, the type, the depth and the access. A stepped slab sometimes needs support on both levels, which changes the count. Ask the provider to measure first, then give you a written scope and price. See what slab repair involves.
Arlington Foundation Repairs connects callers in Euless and the neighboring mid-cities with independent providers for houses and commercial buildings. Have the address and the build decade ready, and see the call information page.
Availability depends on the provider and the property location; call to check. If you are working to a sale or a lender deadline, mention it when you call.
Packing soil or foam into a gap at the slab edge hides the symptom and can trap water against the foundation. It also tells you nothing about how far the slab has dropped. Leave the digging alone, especially near utility runs, and get elevations taken first.
If the survey shows small differences and the damage is not progressing, waiting and watching is a legitimate choice, with drainage improved in the meantime. If a section has clearly dropped and keeps getting worse, waiting usually adds cost. Our timing guide goes through how to decide.
They need a more careful survey. Each slab level is measured separately and the step between them is examined, because a crack at the step can mean one level has moved relative to the other rather than the whole house settling. The repair itself uses the same methods. See foundation leveling.
When you call, mention the build decade and whether the slab is stepped.
